Why this product
Filed at the kitchen table — county-recorder sources, not blog advice
Why this checklist is different from the free due-diligence guides.
County recorder, BLM & FEMA sourced
Items drawn from county-recorder disclosure requirements, FEMA flood-zone guidance, BLM land-status references, and state land-office records — not assembled from generic internet advice.
Four surfaces keyed to real decision moments
Disclosures shotlist, easement reading list, red-flag triager, and owner outreach script — structured for the pre-earnest-money and pre-close check, not just general reference.
AcroForm fillable with note column
Each row carries a note column for contact names, parcel-specific observations, or 'revisit before close' flags. Fill in any PDF viewer.
Parcel sign-off doubles as a dated record
Nine AcroForm fields plus a reviewer signature line mean the worksheet is a signed, dated record of every parcel you diligenced — not just a scratchpad.
One worksheet per parcel
Print a copy per parcel; the four surfaces give every parcel the same diligence pass so nothing falls through the gaps.
What's inside
Four land-buyer surfaces, one fillable worksheet
Brand cover, four due-diligence pages (disclosures shotlist, easement reading list, red-flag triager, owner outreach script), then the parcel sign-off — print once, fill in the row before earnest money, return to it the day before close.
Cover
Brand cover with the OffGrid Ledger Co. wordmark, product slate, and the pencil glyph that signals a fillable worksheet product.
Disclosures shotlist
Twelve documents you should be able to pull or demand before earnest money -- seller disclosure, environmental, mineral / water rights, septic / well, HOA, payoff letters, title commitment.
Easement reading list
Eleven access / utility / conservation / drainage / pipeline / transmission agreements to identify in the title commitment -- what to flag, what to verify on the ground.
Red flags triager
Ten parcel-level risks (flood, wetland, mineral severed, conservation overlay, lien / back-tax, clouded chain, encroachment, freeway noise, ag drift, well depth) with canonic fixes.
Owner outreach script
Twenty-four prompt lines covering the initial contact, follow-up, due-diligence request list, and negotiation -- what to send by email vs. read aloud on the call.
Parcel sign-off
Closing page: parcel address, APN, acreage, asking price, target close date, reviewer name, decision (go / no-go / hold), signature, plus wrap-up notes box.
Due-diligence surfaces
Four surfaces, eight to twenty-four items each
Each surface ships with pre-populated items sourced from county recorder / FEMA / BLM / state-land-office references. Per-row checkboxes plus a fills-in note column.
- · Disclosures · 12 items · 12 docs / pulls before earnest money
- · Easements · 11 items · 11 agreements to read in title commit
- · Red flags · 10 items · 10 parcel-level risks + fixes
- · Owner outreach · 24 items · 24 prompt lines across 4 turns
Parcel sign-off
Closing metadata + signature - the worksheet logs every parcel
Nine AcroForm fields (parcel address, APN, acreage, asking price, target close date, reviewer, review date, decision, wrap notes) plus a reviewer signature line. The buyer signs the day the worksheet goes from research to decision.
Buy direct
The Buy Direct chip on each tool opens a Stripe-hosted checkout that is the only purchase path. It only works once the deploy's Stripe keys are wired and the operator runs the steps below.
- Finish Stripe onboarding on the Polsia dashboard Payments page (Connection + branding) — direct checkout stays gated until this completes.
- Set ORDER_TOKEN_SECRET on the deploy env (openssl rand -hex 32 → store via set_app_secret) so download links survive a restart.
- Redeploy: polsia.toml ships npx prisma db push at build, so the Order table lands automatically.
- Smoke-test one $1 charge end-to-end: open /tools/<slug>, click "Buy direct", submit a known email, complete Stripe checkout, land on /checkout/success, click the download button, confirm /api/orders/download streams the unlocked PDF.
- Watch the orders feed: prisma.order rows flip pending → paid; the receipt email fires from the post-payment helper.
Direct checkout is the only purchase path — Stripe-hosted with a secure download link emailed the moment payment clears.
